Terms and Conditions
Contract
The contract of hire shall be between the Hirer and the property Owners and subject to these Conditions of Hire. The person making the booking is responsible for the property and ensuring that members of the party observe all aspects of their obligations.
Initial payment
For bookings made more than 8 weeks before arrival, a deposit of one third of the total rent is payable on booking together with any additional charge where applicable. For bookings made 8 weeks or less before arrival, the full rental and any other charges are payable when booking.
Balance payment
The balance is due 8 weeks prior to your holiday commencement. Upon payment of the deposit and subject to acceptance of the booking, the hirer becomes liable for the balance of the rent for the period of letting. Bookings from persons under the age of 18 years are not accepted.
Sleeping capacity
To comply with the owner's insurance requirements, the maximum number of people allowed is clearly stated in the brochure and extra persons cannot be accommodated. The Hirer shall not part with possession of the property, nor share it except with members of the party named on the booking form. The Owners reserve the right to terminate the hire without notice and without refund for any breach of these conditions.
Availability
The booking is made on the understanding that the Property will be available to the Hirer on the date specified. If this should not be possible through circumstances beyond the owners control (e.g. fire, theft or damage etc.) the Hirer will be offered a full refund of the rental received. The Hirer will have no further claim against the owners. In the interest of continued improvement, the Owners reserve the right to alter or delete amenities or facilities, either advertised or previously available, without prior notice.
Occupation times & collection of keys
For collection of keys, please telephone a week before your visit. Tenancies start from 3.00pm on the commencement date of the tenancy and the end at 10.00am on the termination date, to allow sufficient time for cleaning.
Cleaning/damage
All bookings are accepted on the condition that the property is left clean and tidy, and the person who made the booking will pay for that breakage and/or damage. No smoking. Sorry no pets.
Access
The Owner or his representatives shall be allowed access to the property at any time during any holiday occupancy.
Linen
The cottage is equipped with bed linen; duvets, sheets and pillowcases. Towels and tea towels are provided.
Motor car and personal belongings
Baggage and personal belongings are at the Hirer's risk at all times and no responsibility can be accepted for loss or damage to any vehicle or its contents.
Cancellation
In the event of the hirer wishing to cancel the arrangements prior to the commencement of the letting and upon notification in writing we will endeavour (without prejudice to the provision of the paragraph above dealing with balanced payment) to re-let the property for the period concerned or such part thereof as may prove possible. If such re-letting can be arranged, the balance, if already paid, will be refunded less a charge for any additional expense. The deposit will not be refunded.
Complaints procedure
In the unfortunate situation where there is a complaint, the Hirer should report it without delay to the Owners so that it may be dealt with immediately. In no circumstances will compensation be made for complaints raised after the holiday has ended when the Hirer has denied the Owners the opportunity of investigating the complaint and endeavouring to put matters right during the holiday.
Brochure
The owners take every care to ensure the accuracy of the Property descriptions but cannot accept liability for happenings outside their reasonable control, such as breakdown of domestic appliances, plumbing, wiring, damage resulting from exceptional weather conditions etc.
No under fives
Please note that we unfortunately do not have facilities for children under five years old.
